TOYOTA SHOWROOM

This project involved the conversion of a two-story building to an auto showroom on the first floor, a school and accessory offices on the second floor, and a storage of motor vehicles on the roof.

 

This adaptive reuse project required a thorough zoning and building code analysis to ensure the uses were permitted and the existing building components would comply with all applicable codes.

 

We worked closely with the client to achieve the best design solution which reflected Toyota’s standards and program requirements.

METRO MALL

66-26 Metropolitan Avenue Middle Village, New York 11379

The project consisted of obtaining a new Certificate of Occupancy for a shopping center with a square footage of 1,500,000. JMV Associates, LLC was retained as Building Code and Zoning Consultant.

 

Plans and applications were filed with NYC Department of Buildings to obtain approvals and permits. A final Certificate of Occupancy was obtained.

BAYSIDE MOVIE THEATER

38-39 Bell Boulevard Bayside, New York 11361

We were retained to convert an existing two-story brick movie theater, “The Bayside Quad,” into an office and retail building. The building included four movie theaters and a 60’-0” high shaft that contained the screens and catwalks.

The scope of work included:

• A demolition phase to remove all movie theaters, including slabs and supporting steel beams incased in concrete.

• All steel members were salvaged to be reused in the construction phase.

• New foundations, columns, and concrete slab on grade.

• Three additional floors were added to the existing 60’-0” high, one-story movie screen shaft, creating a total of 52,330 SF.

• Existing theater marquee was preserved but slightly modified to be used as advertisement signs.

• Two-story arch was maintained which became the main entrance into the building, where a two-story atrium was designed.

• Installation of a new handicapped elevator to service the new and existing floors.

75-08/22 BROADWAY, LLC

Renovation of two commercial buildings with a total of 14,000 SF including a new storefront, reconditioning of the façade, mending part of the deteriorated floor and roof, and new roofing elements.

 

The end result was a two-story building occupied by one tenant to be used as offices, and a one-story building with four retail stores.
